Community Guide
Grand Island
Island living on the Niagara River, halfway between Buffalo and the Falls.
Grand Island is exactly what it sounds like: a single, close-knit community set on an island in the Niagara River, connected by bridges to Buffalo and Niagara Falls. Life here moves at an easier pace – evening walks along the West River, boats launching at dawn, and neighbors who genuinely know one another.
The island’s natural assets are remarkable. Beaver Island State Park offers a beach, golf course, and marina, while Buckhorn Island State Park preserves hundreds of acres of restored wetland and trails at the island’s northern tip. Waterfront homes along the East and West Rivers enjoy some of the finest sunset views in the region.
Housing ranges from modest ranches and raised ranches in established neighborhoods to custom waterfront estates. With one school district, one town hall, and one shared identity, Grand Island feels like a village with the amenities of a suburb – and Kunji knows its streets, coves, and micro-markets well.

Island living
Grand Island is a town on an island in the Niagara River, the river that links Lake Erie and Lake Ontario. Two bridges, both carrying I-190 and run by the New York State Thruway Authority, put Buffalo to the south and Niagara Falls to the north within easy reach.
Homes range from riverfront properties along the shoreline roads to quiet subdivisions in the island’s interior.
Parks and the water
Beaver Island State Park, at the south end, has a beach, an 18-hole championship golf course and a disc golf course. Buckhorn Island State Park, at the north tip, is managed for conservation, with short trails and spots for fishing and kayaking.
Marinas and the River Oaks Golf Club make the island a natural fit for boaters and golfers.
Buying here: what to know
Waterfront and low-lying properties can sit in FEMA flood zones, which affects insurance and lending. Since March 20, 2024, New York’s Property Condition Disclosure Statement includes seven flood questions – read them, check the FEMA map for the address, and get an insurance quote before you finalize your offer.
For shoreline work such as docks or seawalls, ask your attorney what permits apply before you plan projects. And if you commute, factor the bridge toll into your budget (E-ZPass helps).
