Amherst
Top-rated schools and polished suburban living, minutes from the city.
Amherst is Western New York’s largest suburb and one of its most sought-after. Families are drawn by the Williamsville and Amherst school districts, tree-lined neighborhoods of colonials and contemporaries, and a park system that includes the trails of Amherst State Park and the shores of Ellicott Creek.
At its heart sits the Village of Williamsville – a walkable pocket of boutiques, cafés, and the picture-perfect Glen Falls waterfall. Along Transit Road and Maple Road, every shopping and dining convenience is within a few minutes’ drive, and the University at Buffalo’s North Campus brings energy and employment to the town’s northern edge.
The housing stock ranges from mid-century ranches and cape cods to newer executive builds in gated enclaves. Well-priced homes here move quickly, and Kunji’s local knowledge helps buyers compete with confidence – and helps sellers position their homes for the strongest possible result.

Neighborhoods and homes
Amherst is large enough to feel like several towns in one. The Village of Williamsville, about 5,400 residents at the 2020 Census, has a walkable Main Street and Glen Park, where Glen Falls once powered the mills that started the village.
Eggertsville and Snyder, on the Buffalo side of town, have established tree-lined streets and quick access to the city. Getzville, Swormville and East Amherst to the north offer more recent subdivisions and larger lots. The University at Buffalo North Campus sits in the middle of town.
Parks and outdoors
Amherst State Park, off Mill Street, follows Ellicott Creek through woods and meadows – good for walking, birding and fishing. Ellicott Creek Park, one of Erie County’s four oldest parks (acquired in 1925), runs along the Erie Canal and connects to UB North Campus by the Ellicott Creek bike path.
Glen Park in Williamsville is a local favorite for photos by the falls and for summer events.
Buying here: what to know
Amherst is served by three school districts, and the boundaries do not follow hamlet names. Confirm the district for a specific address with the district office before you rely on it.
Some streets near Ellicott Creek sit in or near FEMA flood zones. Since March 20, 2024, New York’s Property Condition Disclosure Statement asks sellers seven flood-related questions – read those answers closely, and check the FEMA flood map for the address.
