How to Stage a Small Home to Feel Bigger (On a Budget)

Back to the Journal

You cannot add square footage, but you can absolutely add the feeling of space. Small-home staging is about editing, light, and flow – and most of it costs nothing but effort.

Edit ruthlessly

Remove a third of what is in every room – furniture, decor, and personal items. Pull furniture away from the walls to create breathing room, and float one piece at an angle to break up the boxy feel.

Let the light work

Replace heavy drapes with sheer panels, swap bulbs for daylight-toned LEDs, and add a mirror opposite the largest window to bounce light deep into the room. Keep every light on for showings – even during the day.

A small home that feels open photographs better, shows better, and sells faster. The investment is mostly your time.
