Buying your first home feels complicated because nobody hands you the map. Here it is: five stages, each with one job.
Stage one: the consultation
Before any showings, we talk. What does home need to give you – space, location, a yard, a shorter commute? What is the comfortable monthly number, not just the maximum? An hour of clarity here saves months of drift later.
Stage two: pre-approval
A full pre-approval from a reputable local lender tells sellers your offer is real. In competitive neighborhoods, it is the difference between being considered and being ignored.
Stages three through five: search, offer, close
The search is where local knowledge pays for itself – knowing which blocks, which housing stock, and which listings are priced to move. The offer is strategy: price, terms, and timing working together. And closing is a checklist we walk through together, from inspection to final walkthrough to the moment the keys are yours.
Every first-time buyer deserves a guide who answers the phone. That is the job as I understand it.
