Seller Guide
Pricing Your Home to Sell in Western New York
The first 10 to 14 days on the market get the most showings, so the list price has to be right on day one. An overpriced home sits, then sells below where it would have if it had been priced right from the start.
- Comparable sales, not neighbors’ opinions or Zestimates. Kunji pulls MLS sales from the last 3 to 6 months, adjusted for size, condition, updates, lot and school district.
- Price brackets matter. Buyers search in round numbers. $299,900 shows up for a $300,000 search, and $305,000 doesn’t.
- Watch the absorption rate. How many months of inventory exist at your price in your town? Under 3 months favors sellers.
- The appraisal still has to work. In bidding wars, ask about appraisal-gap terms so a high offer doesn’t fall apart.
- Re-evaluate at 14 to 21 days if showings are strong but there are no offers (price or condition) or if showings are weak (price or marketing).
