Prep & Staging: Where to Spend and Where to Skip
Not every pre-sale project pays you back. Here is where to spend before you list, and where to save your money.
| Do (high return) | Skip (low return before a sale) |
|---|---|
| Deep clean, including windows and the basement | Full kitchen remodel |
| Fresh neutral paint in high-traffic rooms | New flooring in rooms that are only dated, not damaged |
| Fix small, visible defects: drips, sticky doors, burnt bulbs, cracked outlet covers | Swapping out mechanicals that still work |
| Declutter about 1/3 of everything, including closets and the garage | Expensive staging furniture in an occupied home |
| Curb appeal: mulch, trimmed shrubs, clean entry, house numbers, a shoveled walk in winter | Pool or major landscaping projects |
| Pre-listing furnace and roof check, with receipts ready | Cosmetic upgrades buyers will redo anyway |
Showing checklist: lights on, blinds open, pets and pet items out, thermostat comfortable, counters clear, valuables and prescriptions locked away.
WNY seasonal note: winter listings photograph best with clear walks and lights on. Spring listings need yard cleanup the week before photos.
